Why Strategic Design is Critical: Unlocking Your Property's Potential

In a traditional workflow the most important phase of any project is the early design phase; the phase in which the most crucial decisions are made and can determine whether or not the project reaches it maximum potential. Yet, the early stages of a project are often overlooked or rushed. Our unique Strategic Design process focuses on analyzing, discovering, conceptualizing and ultimately maximizing the hidden potential of every project. Skipping or rushing through this phase can lead to costly mistakes, misaligned visions, and missed opportunities. That’s why we’ve developed a streamlined, three-step process to help owners explore their options thoroughly, efficiently and without committing to a full design process.

What is Strategic Design and why is it important to the successful outcome of your project?

Strategic Design is where ideas take shape. It's the time to ask big questions, test possibilities, and uncover the highest and best use of a site. This approach allows owners to:

• Evaluate multiple design options.
• Align stakeholders on a shared vision.
• Make informed decisions about the future of their property.

By investing in this part of the project, owners can avoid costly revisions and rework later on. A thoughtful beginning sets the stage for a smoother, more efficient project.

Unfortunately, this part is often skipped or rushed due to budget constraints, time pressures, or a lack of understanding of its importance. Many owners feel they need to commit to a full design process right away, which can feel overwhelming and expensive. As a result, they may jump straight into detailed design or construction, only to realize later that critical decisions were overlooked.

The consequences of skipping this step can be significant:

• Misaligned expectations among stakeholders.
• Missed opportunities to maximize the value of a site.
• Expensive changes and delays during later stages of the project.

We believe that taking the time to explore options early on is not just a luxury—it's a necessity. That's why we've developed a unique three-step process to make Strategic Design efficient, affordable, and impactful.

Our 3-Step Process: Analyze, Discover, Conceptualize

Our process is designed to help owners make confident, informed decisions about their projects. Here’s how it works:

1. Analyze

Every successful project begins with a clear understanding of its parameters. In this phase, we evaluate the site, define the project’s goals, and align them with real-world conditions. This includes:

• Reviewing zoning regulations, site conditions, and market data.
• Identifying opportunities and challenges specific to the property.
• Understanding the goals and priorities of the owner and stakeholders.

This step ensures we have a solid foundation before moving forward. By thoroughly analyzing the site’s constraints and opportunities, we can identify the key factors that will shape the project’s success.

2. Discover

The discovery phase is where the potential of the project begins to take shape. Here, we explore creative possibilities, address challenges, and uncover opportunities that others might overlook. This is where creativity meets strategy:

• We brainstorm and test multiple design ideas.
• Collaborate with stakeholders to align on a shared vision.
• Uncover the highest and best use of the site, balancing feasibility with innovation.

This phase is all about uncovering hidden potential and ensuring no opportunity is left unexplored. By testing different scenarios, we can identify the most promising paths forward.

3. Conceptualize

Finally, we bring the best ideas to life through high-level conceptual designs. This step includes:

• Developing multiple design options that reflect the goals and vision of the project.
• Presenting these options in a clear, visual format for easy comparison.
• Refining the chosen concept into a deliverable that sets the foundation for the next phase.

By the end of this process, owners have a clear roadmap for their project, without the need to commit to a full design process. This approach not only saves time and money but also empowers owners to make confident, informed decisions.

Case Study: A Fresh Look at a Riverfront Development

A recent project in North Carolina demonstrates the power of this process. A developer approached us with a prominent riverfront site and a goal to maximize density. We successfully secured zoning approval for a 240-unit apartment building, but when the owner received pricing from contractors, the project was deemed too expensive and financially unfeasible.

That’s when we were asked to take a fresh look at the site. Using our three-step process, we developed a new strategy that unlocked the site’s potential while addressing the financial challenges:

• Analyze: We revisited the site’s zoning, market conditions, and development goals. This analysis revealed an opportunity to split the site into two parcels, creating flexibility for phased development and retaining the development rights.
• Discover: We explored design options that balanced density with efficiency. By reducing the initial project size, we could create a smaller, more efficient development while preserving the potential for future growth.
• Conceptualize: The final strategy included a 80-unit apartment building on one parcel, designed to be built more cost-effectively. The remaining 160 units are allocated to the second parcel, which could either be developed later or sold to another developer, already entitled for 160 units.

This approach not only made the project financially viable but also gave the owner flexibility to adapt to market conditions and maximize the site’s long-term value.

The Benefits of Thoughtful Beginnings

The Strategic Design Phase offers measurable benefits that can make or break a project. By taking the time to analyze, discover, and conceptualize, owners can:

• Maximize Value: Explore multiple options to uncover the highest and best use of the site.
• Save Time and Money: Avoid costly revisions and rework by making informed decisions early.
• Align Stakeholders: Ensure everyone involved in the project is on the same page from the start.
• Reduce Risk: Test ideas and address challenges before committing to a full design process.
